Buying a home is an important life decision. Whether it's your first house or your fifth, there's a lot to consider before you make an offer. Here are the top tips we share with every buyer who works with the Arneson Homeselling Team:
- Look at your finances and decide how much you can afford. Get pre-approved with a trusted local lender so you know your true budget — and so sellers take your offer seriously.
- Physically inspect the home and property for any issues before closing. Hire a qualified inspector and walk the property yourself. Pay attention to the roof, foundation, basement, plumbing, and HVAC.
- Research the neighborhood. Visit at different times of day, drive the commute, and check school ratings, taxes, and resale trends. The right house in the wrong neighborhood is rarely a good buy.
- Don't skip the title work and survey. Make sure the property lines, easements, and ownership history are clean before closing.
- Plan for the costs beyond the purchase price. Closing costs, property taxes, insurance, utilities, and maintenance all add up. Build a small reserve for the unexpected.
- Work with an agent who represents you. A buyer's agent looks out for your interests at the negotiating table, spots red flags before they cost you, and helps you avoid the pitfalls a first-time buyer can't see coming.
